Set aside much the same money for either floor — $11.00 per square foot installed for solid hardwood, $10.50 for engineered — and spend the decision on the subfloor instead. Fifty cents is the whole national gap, and three lines move underneath it in two directions.

Engineered takes $1.34 off the board and nine cents off the crew, then hands back 94 cents at the glue pot: a full-spread adhesive costs several times what a box of cleats and a roll of rosin paper do. Those three rounded lines net out at 49 cents; the unrounded totals are the fifty in the headline our arithmetic.

Grade moves your total further than construction does. In the 340 sq ft living room both wood calculators use as their default, a mid-grade job prices out at $3,945 in solid oak against $3,411 in engineered — $534 apart, or $11.60 against $10.03 per square foot our arithmetic. What sits on one quote and not the other

Two job switches belong to solid alone. One is lifting an old wood floor. The other is sanding and finishing the new boards in place at $3.00 to $8.00 per sq ft — a line that can outrun the entire labor cost, and one a factory-finished glue-down floor never reaches. Carpet removal and furniture carry identical prices on both pages. Subfloor preparation begins 53 cents apart and ends at the same ceiling. Stairs are the only switch where the two disagree by serious money, and they have their own paragraph below.

One complication this comparison avoids: both floors are laid by the same trade, floor layers under occupation code 47-2042 in the May 2025 federal wage releaseBLS OEWS May 2025. Your state moves both totals through the same factor, so a high-wage market lifts the two bills together instead of reordering them.

Take engineered wherever concrete, a basement or heat under the floor is involved, and solid wherever the deck is wood and you expect to keep the house. In every other room the two are close enough that the grade decides the bill.

Concrete settles more of these rows than the budget does

Three of these rows come down to one fact: solid hardwood has to be fastened to something, and nobody nails into a slab. The build-up is documented — sleepers on 6 to 7 inch centers under 3/4-inch exterior plywood in one association's detailHWInfo-Concrete, 12 inch centers under a four-layer 15/32-inch deck in another'sMFMA-Sleeper. Ask your installer which detail he builds to and hold the assembly to that one spec; both are side by side on the solid hardwood cost page.

Neither headline rate on this page pays for that build-up, so budget it as its own line. The plywood over concrete adds $1.50 to $3.00 per sq ft before any hardwood is bought, roughly another $1.50 where moisture protection goes in, and it lifts the finished floor 3/4 to 1-1/2 inchesEasiklip-ConcreteInstall. On the default 340 sq ft room that is $510 to $1,020 for the plywood deck alone our arithmetic, before the moisture barrier, and the added height is what turns a doorway into a second job. Test early, too: a slab under 30 days old cannot be read meaningfully, and one under 60 days is usually still wetHWInfo-Concrete.

Stairs are priced by the step, and engineered wins there

Treads are hand work, charged per step, and this is the one place engineered is cheaper outright: $100 to $250 a step in solid against $90 to $170. Across the 13 steps priced on both pages that is $1,300 to $3,250 in solid and $1,170 to $2,210 in engineered, so as much as $1,040 separates the two staircases at the top of the bands our arithmetic.

Neither rate includes the nosing that caps each tread, so ask for nosings as their own quantity and price. The nearest priced cousin, a floor transition profile, sits near $48 inside a very wide marketOnFlooring-Transitions. Match the treads to the floor they lead to and let price settle the rest.

Section 04

Which floor can be brought back, and how often?

Ask for the wear layer in millimeters before you ask anything else about an engineered floor. That one figure sets how many times the floor can come back, and neither the price tag nor the thickness of the plank will tell you what it is. On solid the equivalent question is simply how often: the published residential interval is every seven to ten yearsHG-HW-Cost.

Treat every count in that table as a ceiling rather than a plan. All of them assume clean work: the last pass still has to leave wood beneath the finish, and a floor laid slightly out of flat spends one of its passes getting levelHFMag-SandCount.

A light refresh is a different job from a sanding, and it is the one thin floors still get. A 220-grit screen lifts the coating without touching the timber, so it repeats at any veneer thicknessFloorFreight-Refinish — on a 1 mm plank it is the only option there is. Settle the warranty question first, because one engineered line withdraws its finish cover from a floor that has been sandedMohawk-TecWood-Warranty.

Buy a collection, not a brand. Terms move enormously inside one maker: a single warranty table can fall from lifetime cover to five yearsBruce-Warranty-official, and another holds most collections to a 50-year residential finish while dropping builder-grade lines to 15Somerset-Warranty. A quote naming only the brand has not told you what you are buying.

The two constructions fail in different directions

Solid wood moves with the seasons, because nothing inside the board resists the movement. Moisture from below turns planks concave with raised edges; a dry heating season can open a 2-1/4 inch oak strip into gaps as wide as a dime, which generally close again when the air comes backWagner-Cupping. A damp crawl space, a slow leak or a wood stove will each do it.

Cross-lamination is the fix: plies laid at right angles pull against each other rather than against the room, and that is what puts a wood floor on slabs, in basements and over heated subfloors at allHG-EH-Cost. The price of it is repairability — a veneer worn through cannot be sanded, and delamination is a failure mode solid boards do not haveMohawk-TecWood-Warranty.

Section 05

What does the subfloor have to test at?

Test the concrete before you choose the floor, not after. Engineered goes onto a slab that passes; solid goes onto a structure built over one. Above a wood deck the two ask for nearly the same readings, which is the part most comparisons get backwards.

Ask for the slab reading in writing, with its date

A number taken too early is worth nothing. Good practice is one calibrated probe for each 1,000 sq ft of floor, with the drilled hole left to equalize for a full day before anyone records a valueWagner-EHConcrete. Ask how many probes went in and when they were read: an in-slab humidity figure tells you more than a surface test doesWagner-EHConcrete.

Choosing engineered does not buy you out of subfloor work

Flatness is the same requirement on both floors, and adhesive was never meant to bridge a hollowHFMag-EHConcrete. Our own switch says it in dollars: preparation opens at $2.20 per sq ft on the solid page and $1.67 on the engineered one, and both run to $10.00. Across the default 340 sq ft room those entry points are $748 and $568 our arithmetic — roughly $180 apart at the bottom of the bands and identical at the top.

Engineered wood is more forgiving than solid wood, and less forgiving than vinyl. For a basement that reads damp rather than dry, the comparison worth your time is vinyl plank against engineered hardwood, where the published slab limits are looser.

Which one can you lay yourself?

Lay a click-lock engineered floor yourself; hand over nail-down solid, and hand over every glue-down job whatever the material. The floor most homeowners mean by DIY engineered is not the floor our engineered rates price — those are for full-spread glue-down.

Compare labor with labor, because these floors invite the wrong sum. Inside our own model the crew line on the default room is $773 for solid and $730 for engineered, $43 apart our arithmetic — a wage-based figure, not a contractor's price. A published comparison puts 500 sq ft of solid at $3,500 professionally against $1,950 owner-laid — boards, tool rental and a deliberate $300 held back for mistakes, a gap of $1,550Weles-DIYvsPro. For engineered, a directory reports roughly half price for competent work and warns that badly laid planks crack, cup or warp, with a repair that can outrun the original quoteAngi-EH.

Plan the calendar generously, and count the days the room is out of use before anyone starts — solid asks for the longer wait, and both windows sit in the moisture table above. A room a professional finishes in a day takes a first-timer two or threeHallmark-InstallSpeed, and the time goes at door jambs, pipe collars and toe-kicks rather than in the open field. Speed is no reason to prefer one construction: our two production bands sit 5.6 percent apart in the middle case our arithmetic.

What do forty years of each floor cost?

Over forty years, solid hardwood is one installation and engineered is one or two. That is the whole financial case for solid, and it only pays in a house you intend to keep.

Refinishing is what earns solid its entry price. On this room the work runs $680 to $2,720 our arithmetic against $3,314 to $4,703 to lay a new floor — cheaper across the whole band, and cheaper by a wide margin at the low end, with the floor coming back looking new. At the published seven-to-ten-year interval, forty years allows four or five passes, while a maker's warranty may cover only one to three depending on the lineBruce-Warranty-official. If cover matters to you, plan on the number the maker will honor rather than the number the wood could take.

The cheaper wood floor is only cheaper at the cheap end

Look at the reference boards behind the three grade bands and the rule dissolves: $4.04 against $2.99 per sq ft at entry grade, $5.69 against $4.49 in the middle, and $6.89 against $6.79 at the top — a dime apart at premium our arithmetic. Nearly the same outlay buys a 3/4-inch wire-brushed white oak plank or a half-inch engineered oak one, and only the first can be sanded for generations.

The installed bands agree. Basic solid runs $7.50 to $11.25 against engineered's $6.25 to $9.50, while premium solid runs $11.25 to $14.50 against engineered's $11.00 to $15.25. The most expensive wood floor on either of our pages is an engineered one, so at the top of the market the decision goes back to the subfloor rather than the budget.

One note for collecting bids: on the same room at the same grade, our solid band is the wider of the two, $1,389 against $1,008 from low to high our arithmetic. There is more room between two honest prices on a solid job, so get an extra quote. And what the box leaves out is worth naming once: no cost of money, no inflation, one national wage standing in for every state, and a wood subfloor assumed throughout.

Can either floor sit over underfloor heating?

Take engineered, and design the system to 80 degrees F at the finished surfaceNWFA-Installation-Guidelines-2025. That ceiling covers wood floors of both kinds, so it is the rule rather than a concession; solid is ruled out by its makers instead. One manufacturer guide excludes 3/4-inch solid from radiant subfloors entirelyHD-Shaw-Solid-Install, a second declines to cover it at allSomerset-Warranty, and a third clears some collections and not othersBruce-Warranty-official — so if you want solid over heat, ask in writing whether that named collection is listed.

Two limits travel with the 80: output capped at 20 BTU per hour for each square foot, and no more than 3 degrees F of variation across the installed floorNWFA-Installation-Guidelines-2025. One maker runs tighter at 25 degrees C and expects the heat on and steady for 7 to 14 days ahead of delivery dayHallmark-RadiantGuide. Does either one change what the house sells for?

Do not pay a premium for solid wood on resale grounds. Weigh two other things instead: whether the floor runs through a whole level rather than stopping at one doorway, and whether it matches what buyers in that price bracket expect to see.

Is engineered hardwood real wood?

Yes. The surface is sawn, sliced or peeled hardwood veneer, bonded to cross-laminated plywood or fiberboard with a backing layer that keeps the plank flatHG-EH-Cost,SolidWoodFlooringCo-Veneer. What it is not is wood the whole way down, which is why the veneer rather than the species sets how often the floor can be renewed. Because that core is a composite panel, every carton carries a federal formaldehyde labelEPA-TSCA-VI.

Can engineered hardwood be stapled or floated instead of glued down?

Yes, and the method changes what the subfloor is allowed to read. Our engineered rates price full-spread glue-down, the default over concrete. One maker permits a wood deck at 14 percent moisture content beneath a stapled floor and 12 percent beneath a floating one, because a mechanical fastener tolerates dampness a free-floating plank does notMullican-Staple,Mullican-Floating. Ask which method a bid assumes: on a floating job the adhesive line disappears and an underlayment line takes its place.

Can either floor go over an existing wood, vinyl or tile floor?

A floating engineered floor can, as long as what is already down is flat, firm and sound — concrete, plywood, or an old wood, vinyl or tile surface all qualify, while carpet and anything damaged comes up firstBruce-Floating. Nail-down solid needs a wood deck its cleats can bite into, so old tile or vinyl usually has to go anyway. Can I run engineered on the slab and solid on the level above?

That split is the usual answer in a house with one level on concrete, and the join is the part worth planning. A solid strip leaves the mill at a nominal 3/4 inchNWFA-NOFMA-Unfinished while an engineered plank commonly measures 10 to 14 mm in totalWoodBeyond-WearLayer, so the two levels rarely finish level with each other — and over concrete the solid floor sits on a build-up as well. Does a floating engineered floor need an underlayment?

Yes, and it is a working layer rather than an upgrade: sound control, comfort underfoot and moisture protection all ride on itBruce-Floating. One maker caps that foam at 1/8 inch and wants a vapor barrier beneath itMullican-Floating. Priced on its own, a cost guide puts underlayment at $0.50 to $1.00 per sq ftHG-EH-Cost. Should I buy prefinished boards or have the floor finished in place?

On engineered the question does not arise: it arrives with the factory finish already on it. On solid you choose. Prefinished boards cost more per square foot but cut the labor and the mess, because the sanding and coating step never happens in your houseHG-HW-Cost. Finishing in place costs less per board but adds the $3.00 to $8.00 per sq ft site line, plus dust, fumes and drying days — and it buys a seamless surface and any color you like.

A 2 mm veneer with a 25-year warranty: is that a contradiction?

No, because those two numbers answer different questions. A competing calculator's own reference product pairs a 2 mm wear layer and seven coats of aluminum oxide with a 25-year limited warrantyHomewyse-EH. Two millimeters buys one to two sandingsFloorFreight-Refinish; the warranty is about the finish wearing through, not about how many times the board can be renewed. How do I tell a 2 mm veneer from a 4 mm one in a showroom?

Not by eye, and the plank's overall thickness will not tell you either: 10 to 14 mm of total build can sit under a wear layer anywhere from 0.5 mm to 6 mmWoodBeyond-WearLayer. Get the figure off the spec sheet in writing. The cut is a useful cross-check. Veneer sawn from the log, the way a solid board is cut, allows the thickest wear layers, while sliced and peeled veneer lands near 2 mmSolidWoodFlooringCo-Veneer.
