Set aside much the same money for the room and spend the decision elsewhere: at mid grade the two land 19 cents apart per installed square foot, $10.22 for plank against $10.03 for wood, or $3,474 against $3,411 on a 340 sq ft living room our arithmetic. The $2.00 between the two catalog averages is a shopping-basket effect rather than a rate anyone will quote you.

Premium is the one tier where the material choice costs real money, and the reason sits on the shelf: stepping up takes the wood reference board from $4.49 to $6.79 a square foot at the dealer, while the two plank reference boards hold flat, $3.79 and $3.69. Those are the named sample products behind each tier rather than grade medians, which is why the premium plank can read lower than the mid one.
The same total, two very different bills
Ask for board, labor and accessories on separate lines, because the two jobs park the money in different places. On that 340 sq ft room the wood floor spends $2,264.71 on board against $1,911.64 of plank, and $416.30 on full-spread adhesive against $246.02 of underlayment and trim — then hands $586.63 back on crew time, $729.72 against $1,316.35 our arithmetic. Two things follow. A plank bid has far more labor in it to argue over, and a wood bid has to name its fastening method, because that adhesive line vanishes the moment the floor is floated. Our band is wider on the cheaper floor too, $2,468 to $4,276 against $2,917 to $3,925, so collect a third quote on the plank job.

The wet room is a specification, not a preference
Keep the wood floor out of any room where water gets mopped rather than wiped. Engineered puts a real wood face on a wood-based core, and outside a handful of manufacturer lines nobody calls it waterproofAngi-EHvsLVP. Plank earns those rooms on a published rating rather than on any story about what its core is made ofHG-LamVsVinyl. Neither makes the room watertight: both are boards with joints, and a burst supply line reaches the deck through either. That job wants seamless roll goods, which the flooring cost overview covers.
Test the basement slab before anyone opens a sample book
Book both concrete tests first, then choose. Concrete inside 8 lb of vapor per 1,000 sq ft in 24 hours and 90 percent internal humidity clears rigid-core plankCOREtec-GA-Originals,Shaw-GA-FloortePro35. Inside 3 lb and 80 percent it also clears the engineered warrantyMohawk-TecWood-Warranty. Results land between those two often enough that the test result, not the budget, is what usually settles a basement. Ask to see the number in writing, with its date and how many probes produced itWagner-EHConcrete.
On stairs, stop comparing square-foot rates
A staircase is quoted by the tread, so it never belongs inside a per-square-foot argument. On a flight of 13 steps, the run both calculators price, plank adds $520 to $1,560 and wood $1,170 to $2,210 — a constant $650 apart at the bottom of the bands, in the middle and at the top our arithmetic. Ask for treads as their own quantity, and ask whether nosings are inside the figure: in vinyl they are a separate item at $15 to $45 apieceDG-StairNosing. For a landlord the cheaper stair and the option to sand pull in opposite directions, and how often the keys change hands decides which one wins.
Section 04
Which floor can you bring back?
Buy the wood floor if you want the option of a second surface, and buy the plank on mils if you do not. An engineered veneer sands and recoats; a worn plank has exactly one answer, which is a new plankSustainLumber-Refinish,TodaysHomeowner-VinylPlank.
Both materials print a thickness on the sample tag, and the two figures answer different questions. Mils of vinyl wear layer say how long the printed surface holds its looks — the full mil ladder sits on the vinyl plank cost page. Millimeters of veneer say how many sandings remain before the plywood shows. Get the veneer figure in writing, because overall plank thickness will not give it to you: anywhere from 0.5 to 6 mm of hardwood can sit on a build of 10 to 14 mm, and 2 mm is the ordinary budget buildWoodBeyond-WearLayer.

The veneer premium comes with a clause attached
Sanding is the whole argument for paying up the wood column, and on one maker's terms sanding is also what ends the finish cover you bought with itMohawk-TecWood-Warranty — the clause itself is set out on the engineered hardwood cost page. Weigh that before you decide the wood floor runs away with this section. Plank has no finish cover to lose because it has nothing to sand, so the honest trade is one or two renewals bought partly with warranty, against none at all and nothing spent.
Screening looks like the way around that: a 220-grit pad removes only the finish coat and never reaches the timber, so it repeats whatever the veneer measuresFloorFreight-Refinish. Check the recoat wording anyway before you plan on it — Paramount voids its warranty if additional finish material is applied to the floor, which is exactly what a recoat doesParamount-EngineeredWarranty. Ask for that clause by name on the collection you are buying.
What each floor costs to put right
Plank has one repair route and it is expensive by area: swapping damaged boards is put at $9.50 to $12.00 a square foot once labor is countedHomeAdvisor-VinylRepair, so close to the mid-grade installed rate that a patch costs nearly what the floor did. Engineered has two routes. Boards can be replaced at $7 to $20 per sq ft, or the whole room sanded back and resealed at $3 to $8Angi-EH. The cheapest way to make a wood floor look new is less than half the cheapest way to replace a plank one — provided the veneer can spare the millimeter.
One claim to ignore in a showroom: century-long service lives for engineered hardwood. Published figures run 20 to 40 years and no source here goes past 50HG-EHvH,Angi-EHvsLVP. Rigid-core plank is cleared onto wetter concrete than engineered hardwood is — the reverse of the order most showrooms imply. Two things are true at once here, and mixing them up is how buyers go wrong. On the finished surface, plank is the tougher floor. Underneath, before anything is laid, the wood floor is the fussier of the two by a wide margin.
Over a wood deck, only one of them has numbers to hit
An engineered floor arrives with a checklist for joists and plywood: the deck at 13 percent moisture content or less, boards and deck within 2 to 4 percentage points of each other, and the room held between 35 and 55 percent humidity before the work, through it and afterwardWagner-EHConcrete. For rigid-core plank over a wood deck, no manufacturer moisture figure is published at all. Read that as an absence of writing rather than permission. What both sides do specify is the same flatness tolerance, and that is the number deciding whether ridges and proud fastener heads print through a thin board.
Below grade, price the vapor retarder in
Put 6-mil sheeting in the budget for either floor over a slab and treat it as a line item, not an upsell. Engineered is the wood floor allowed on every level of a house, basements includedHG-EHvH, on conditions. Bonded to concrete, the adhesive must contain no water — a modified silane or a moisture-cure urethane — so the bond travels with the board instead of tearingWagner-EHConcrete. Floated instead, it sits on 6-mil sheeting with the seams overlapped by 8 in or moreLWMountain-ClickInstall. Under plank, one maker requires an effective retarder beneath any on- or below-grade slab, seams tapedMohawk-VaporBarrier, and a second requires it across the whole floor of a crawl spaceShaw-GA-FloortePro35. Which floor has the lower temperature ceiling?
Design a heated floor to 80 degrees F if you are laying wood and 85 if you are laying plank — engineered has the tighter limit, not the looser one. The wood flooring association caps any installed wood floor at 80 degrees F on the finished surface, holds output to 20 BTU per square foot per hour, and keeps the floor within 3 degrees F end to endNWFA-Installation-Guidelines-2025. Both rigid-core plank makers allow 85, and the resilient trade body's own practice draws the line in the same placeCOREtec-GA-Originals,Shaw-GA-FloortePro35,RFCI-IP1. Conducting heat well and being allowed to get hot are separate claims: a manufacturer will still send you to engineered over a heated slab for its opposed plies, then ask for the system to have run 7 to 14 days before the boards go downHallmark-RadiantGuide.

Can you lay either one yourself?
Yes on click-lock, in either material — but the two headline rates are not click against click, and that is the first thing to fix before you compare them. Our plank figures price floating installation, which is what rigid core is built for; our engineered figures price full-spread glue-down, the method the trade defaults to over concrete. Give the calendar an honest budget. One maker sizes a professional day at 170 to 215 sq ft and allows a first-timer two or three days for the same roomHallmark-InstallSpeed; another puts 500 sq ft of click-lock wood at 16 to 24 hours of your own timeEasiklip-DIYvsPro. Beginners lose the time at doorways and around pipework, never in the middle of the room. Get the locking edge wrong and the boards cup, crack or warp later, and that fix can outrun the quote you turned downAngi-EH.
Click is not automatically the faster job
Our own hours run against the reputation. Engineered glue-down sits at 0.021 to 0.030 hours per square foot and plank click at 0.027 to 0.0533 — 7.14 to 10.20 installer-hours on the 340 sq ft room against 9.18 to 18.12. The bill agrees: crew time is $2.16 of an engineered square foot and $3.84 of a plank one. Inside engineered wood alone, published labor bands run click cheapest and glue-down dearestHG-EH-Cost — a comparison within one material. Across the two floors, price each quote by the method it actually names rather than assuming the click job is the cheaper one.

Over twenty years in the same 340 sq ft room, plank runs $3,474 to $8,138 and engineered hardwood $3,411 to $6,131 our arithmetic. Read the box as a shape, not a forecast. A plank floor that reaches the top of its published life is the cheaper twenty years by a wide margin. A plank floor that gives out at ten is the most expensive outcome in the table. Both sit inside the same published range, which is why buying the thickest wear layer you can afford does more for this column than choosing the material does.
The refinish exists only while the veneer lasts
Each pass takes 0.5 to 1 mm off, and at 1 mm or less sanding is not available at allFloorFreight-Refinish. A 2 mm floor — the ordinary budget buildWoodBeyond-WearLayer — carries one or two passes for its entire lifeSustainLumber-Refinish. Buy 4 mm or more if that mid-life sanding is part of the plan; below it, price the wood floor as a single installation, exactly like the plank one.
The grade step costs a wood buyer far more
One showroom decision moves this arithmetic harder than the material does. Going from mid to premium changes the installed average by 25 cents a square foot in plank and by $3.50 in engineered — $85 against $1,190 on this room our arithmetic. "We went premium" is nearly free on one floor and about a third of the job on the other.

Does a buyer pay more for one of them?
Neither material earns its own line at closing, so put the money into the veneer or the mils that keep the surface looking new on listing day. The one primary document here lists a single flooring entry — new wood flooring, scoring 8.8 out of 10 on its joy index — without separating solid from engineered, and vinyl plank does not appear in it at allNAR-2025-RIR. It carries no cost-recovery percentage for flooring either, so the 118 and 147 percent returns some cost guides credit to that association are not in the reportAngi-EH.

What does 1,000 square feet of each floor cost?
Budget $4,600 to $12,800 for vinyl plank, averaging $8,200, and $5,950 to $15,000 for engineered hardwood, averaging $10,200. Both rates ease slightly as the floor grows, because only the crew line steps down with size — and plank gains more from that step, since crew time is close to half its bill against about a fifth of the wood floor's. Does my state change which one is cheaper?
No. A single occupation code covers both installations in the federal wage series, so your state rescales the two bills through the same factorBLS OEWS May 2025. It does not move them equally. Across the 44 states we publish, plank's installed average travels from $7.25 to $11.00 while engineered's stays inside $9.75 to $11.75, because labor is nearly half of one bill and roughly a fifth of the other. A high-wage market narrows the distance between the two.
Can either floor go over the tile or vinyl that is down now?
Often, and it saves you the tear-out line. One plank maker allows rigid core to stay over an existing hard surface that is sound and fully bonded, with grout gaps no wider than 1/4 in, and rules carpet out as a substrateCOREtec-GA-Originals; loose pieces have to be refixed and wide joints filled flush before anything goes downFC-OverTile. A floating engineered floor is nearly as tolerant — it will go over concrete, plywood or a sound existing floor, though carpet and any damaged surface has to come out firstBruce-Floating. A glued wood floor is the exception: it bonds to the deck, not to another floor.
How long is the room out of use?
Plank is the shorter disruption. Rigid core goes down without acclimation and only wants the room already conditioned, 55 to 85 degrees FCOREtec-GA-Originals. Engineered asks for the boards to sit in the room first — 72 hours at 60 to 80 degrees F and 35 to 55 percent humidity as one maker's warranty conditionMohawk-TecWood-Warranty — and a glued floor is pressed down with a 100 to 150 lb roller, after which the room stays empty for up to a dayWagner-EHConcrete. Count those days in for a kitchen or a hallway you have to walk through.
If I float the engineered floor instead of gluing it, what changes on the bid?
The adhesive line comes out and an underlayment line goes in. Which is quieter underfoot?

Two products on two test assemblies, so treat them as evidence that either floor can be quieted, not as a scoreboard. Where a building rule sets an impact-noise limit, ask the manufacturer for a tested assembly rather than for a material.
SPC or WPC — does the plank core change this comparison?
It changes the plank, not the verdict. An SPC core is mostly limestone powder with PVC and plasticizers, pressed into a dense 4 to 6 mm board; a WPC core is foamed, carries a wood-flour-like filler and runs 5 to 8 mm, softer underfootBL-SPCvsWPC. Both reach the showroom under the same three letters on the tag. Choose on the wear layer and on which room the floor is going into, not on the core name.
What expansion gap does each floor need?
Rigid-core plank asks for a 1/4 in gap at every wall and fixed object, and twice that once the floor passes 2,500 sq ftCOREtec-GA-Originals,Shaw-GA-FloortePro35. On a floating engineered floor one maker sets the gap at the thickness of the material itself and allows nothing thicker than 1/8 in of foam beneath it, laid over a vapor barrierMullican-Floating. Trim covers that gap and must never pinch it, which is the most common reason a floating floor buckles.
Which one is cheaper in a 12 by 12 bedroom?
Neither, in any way you would notice: 144 square feet prices out at about $1,471 in vinyl plank and $1,444 in engineered hardwood at mid grade our arithmetic — close enough that the grade you pick decides the bill rather than the material. Neither calculator steps its crew rate again between 100 and 500 sq ft, so a small bedroom bills at the same rate as a room three times the size. A $300 minimum job charge sits under both, so bundle a closet or a landing with the next room.
